More Space without Moving Out

This cottage, whilst smaller than many, is typical of the ‘L’ shaped terraced houses that make up much of the Victorian suburbs of London. With just two bedrooms (the original third had become the bathroom) it had become too small, and we were asked to provide another bedroom, second bathroom, and a bigger kitchen dining room.

The local council’s planning rules would not have allowed enough space for a bathroom as well as 2 bedrooms in the loft, and ‘Permitted Development’ then set a total limit on extra volume that would also have been too small. But by working around the rules, we suggested that the extra bedroom and bathroom were built first as PD, with a separate planning application and second building contract for the ground floor extension.

Using the new, and as yet unfitted, loft spaces as a temporary living room and kitchen whilst the ground floor was altered saved the family the cost of moving out during the works.
