Flat Conversion

These two elaborate 1890’s ‘Pont Street Dutch’ houses in a Conservation Area had been divided into poorly laid out ‘bedsits’. Leaking showers had led to extensive dry rot. Conversion into 12 luxury flats two bedroom flats meant extensive repairs, restoring lost features resolving poor original construction. Works included

Useable space was maximised with a new lift and a single efficiently planned set of stairs, by making an extra storey with dormers carefully matching the windows below, and creating south facing balconies exploiting views to the rear.

Instead of dark basement flats, the lower two floors are planned as four duplex units, each with a spacious living room on the ground floor and the bedrooms below.

The success of this development led to us doing the same to another house in the same row for a different owner, and almost the whole street has since copied the balconies we devised for each level of the south facing rear elevation.
