Maximising a Tight Site in Wimbledon

This big Victorian mansion close to the world famous tennis grounds in Wimbledon had been badly converted into flats with ugly external stairs. Our clients bought it with planning consent for an extra wing of flats on each side. We were able to improve the layouts and make for easier construction by eliminating most of the structural changes to the original building, and restoring the original stairway to reach all levels.

At our suggestion, since there was road frontage to one side, we gained a new planning consent for two x three bedroom houses replacing two smaller flats in one new wing. As well as increasing the site value, these could be built first whilst waiting for the existing tenancies to expire.

Traditional detailing allows the houses to fit in to the mainly Edwardian feel of this part of Wimbledon. The left hand house exploits the sloping site with a first floor living room to take advantage of the view of the golf course across the road, and provide direct access from this room to a garden up the slope.
