External staircase unlocks 3 flats above Putney High Street shop

Our developer clients had bought the run down upper parts above a typical Victorian shop building on the west side of Putney High Street. 

The back access and location of the original stairs made it hard to see how to make nice flats out of this space. 


By proposing and getting planning consent for a lightweight external stair tower we could floor over the old stair adding area and allowing more efficient use of space. The original building now provides one flat per floor, all arranged on the same plan to avoid living rooms over bedrooms, all double aspect with living rooms enjoying a view down Werter Road opposite, and with all bedrooms at the rear away from traffic noise. 


Our role was to support client MY Construction through the difficult planning permission process, discharge of conditions and construction information, leaving them to deal with the project on-site as they are a construction Company.


Flats above shops, East Putney


Whilst looking at first glance like a typical Victorian shop terrace, and surrounded by modern flats, these buildings on the Upper Richmond Road in Putney turned out to be 1860’s semi detached villas that had been infilled and had shops built out over the front in the 1880’s.  So already a hybrid structure needing a more complex conversion than usual, and in a Conservation Area.

The shops may seem prosperous but as with so many parades the upper parts had fallen in to disuse until the owners asked us to renovate and extend.  Two shops remain extending through to a back service lane.  A new street entrance from the front leads up to four flats, 1 x 1 bed, 2 x 2 bed, 1 x 3 bed, all with outside terraces.  The smaller flats are for letting, but the top floor, being kept by the owners gave more scope including the creations of a double height living room where the original roof just wasn’t tall enough for another floor, highlighted by wonderful bespoke joinery by the client’s brother-in-law.

Our role was to support the owner all the way from concept design through planning permission, discharge of conditions, construction information, managing the design team, and tenders to managing the project on site until completion, and preparing H&S and as built certificates.

Problems along the way included non matching levels between the two ‘houses’, shallow shared drains across the back, working through Covid and a neighbour’s site being shut down by the HSE, but these were all readily overcome by contractor Redsky and our lead architect and contractor administrator Melissa.

Flat conversion on Upper Richmond road

This five storey Victorian building in Putney town centre had a shop on the ground and basement floor and an unlettable run down single flat on the three upper floors.  The client request was to refurbish and uplift the flat to current standards and to divide it into 2 flats. What has been described as ‘the most incredible refurbishment that literally took the property back to the bare walls gave the us the opportunity to create the sort of home you normally only find in expensive lifestyle magazines’.

There was no space to extend so we had a challenge to fit all that was required within this confined area.  The solution was very exciting and even though some of the rooms were quite small, we have taken full advantage of tall ceilings, period features and tall sloping roofs to create two modern and beautifully presented apartments that offers the perfect modern home in the heart of Putney.   In the top flat we arranged the bedrooms on the first level and the living room on the top to make the most of daylight and take advantage of all the height in the roof to make a spacious open plan kitchen/ living space. Clever planning allowed the large living room within the space ration for a one person ‘studio’ . 

Our role was to support the owner all the way from design through planning permission for the additional flat to managing the project on site. We also went beyond this to help the owner to present the property for sale, provide freeholder plans and liaise with Estate Agents.
